Types of Land Surveys

Land surveyors are involved in the task of measuring the boundaries of the land, making maps, creations of legal description about the land they even plan for the development of the land. This article deals with the different types of the land surveys present in the market that can help you determining the boundaries of your land.

Boundary survey

The survey which reveals the corners of the property and the property lines of a piece of a land is referred to as a boundary survey. They are usually undertaken to obtain the building permits, to settle the disputes related to the property and for the purpose of erecting the fences. This survey is considered to be the basic survey to be undertaken in the initial stages of the property.

Cadastral survey

Cadastral survey is the name referred for the original survey, resurvey of the lands belonging to the public under the Public land survey system for the purpose of the re-establishment of the property lines.

Construction Survey

The survey which is being undertaken at the time of the construction in order to have control over the elevation, the dimensions of the place are referred to as construction survey. In short this kind of survey is undertaken during the construction of the land.

Control Survey

Control survey facilitates information on the horizontal and the vertical points that determine the boundaries of the place. Further the output facilitated by this survey helps in the aerial view of the photographs.

Court Exhibit or Judicial Survey

This survey is useful in court room for the purpose of registration. This survey involves the analysis of the various legal descriptions and maps; it also involves the cross checking of the different fields located in the description and the actual, the monuments and the physical aspects of the place and all this information has to be presented in a visual exhibit so that it could be used in the court room with ease. This survey is referred with different names in different areas like in some areas it is referred as Torrens or judicial land marks (JLM’s) or Judicial Monument (JM’s) or Judicial Marker.

Elevation or Floodplain Survey

This survey is conducted to estimate the altitude of the various sections of the building or the land. The results derived from this survey are often used in building plans and it also helps in determining whether the property is in flood zone or not.

Geodetic Survey

This survey takes in consideration the curvature of the earth and other astronomic observations for the determination of the boundaries.

Hydrographic and Underwater Surveys

These surveys collect data on the water bodies, they provide details regarding depth of water, the contours, the direction and the velocity of the current, the place where the immovable objects are located in the under waters.

Lot split survey

These surveys are needed when a piece of land has to be divided in two or three pieces.

Land surveys

A Land survey is the science of measuring lines and area of a given parcel or tract of land.  Land surveys are not always simple and easy.  It often requires many steps to determine the boundaries of a given parcel.  We have included an article which gives a little more information on the subject.  We hope you enjoy!

Several Aspects of SurveyingSurveying is the process of taking measurements of feature on and occasionally above and below the earth’s surface to determine their relative positions. It is a science of accurately determining the terrestrial position of points and the distances and angles between them. The practice may be more precisely described as land surveying to distinguish it from other forms of surveying like building surveying or quantity surveying.

The process of land and site survey, survey restricted typically to smaller areas of lands in comparison to land surveying, is important for purposes like:

Mapping, to establish land maps from knowledge of geographical features of the land,

Ownership issues, to establish boundaries and establish ownership over land masses,

Resolving disputes and encroachment issues over land,

New construction like buildings, marking off building areas,

Assess the archaeological sites in a landscape,

Mapping features of the bed of a water body,

Determining the soil types and properties of the soil cover,

Governmental purposes

Of the divisions within land surveys, engineering surveying and topographic surveying (representation of land features) are typically relevant to site survey while geodetic surveying (accounting for the Earth’s curvature) is relevant to survey of huge chunks of land masses.

The several methods involved in land surveys are described below:

1.For determining distances: Measuring of the areas with iron chains, steel and invar tapes taking into consideration horizontal and slope areas.

2.For determining angles: Use of compasses bearing magnets, scribed discs, telescopes with reticles.

3.For measuring heights: Use of altimeter or barometer using air pressure as indication of height

4.Global Positioning System (GPS): Advent of the technology has given rise to estimation of elevation derived with sophisticated satellite receivers.

5.Triangulation: With the method, which has outdated GPS, distances, elevations and directions between objects at great distance from one another can be determined with reasonable accuracy.

The set of tools or instruments needed for land surveys have not changed much over the years. Only they has evolved to provide greater accuracy. Apart from the tapes, chains and compasses, some of the equipments that are used in the survey of lands are: theodolite, tripod, electronic distance measurement device (EDM), set up for satellite positioning system for working of GPS, total robotic stations (in conjunction with theodolite), etc.

The land surveyors, who are typically engineering consultants, use elements of geometry, engineering, trigonometry, mathematics, physics and law in their work of surveys. Engineering, especially civil engineering, depends heavily on surveyors. The consultants establish the boundaries of legal descriptions whenever roads, railways, bridges, reservoirs, sustaining wall, buildings are to be built. They also provide advice and data for geographical information systems (GIS) which are computer databases that contain data on land features and boundaries marked in the land.

Though it may seem to be the work of a meticulous engineer who puts together the two and two to make a four, the work in land surveys involve a great amount of art. Some land masses may have problem like improper boundaries and miscalculations, while some may have been created from multiple divisions. The art in the matter lies in the fact that the surveyor has to put together the bits and pieces in solving a puzzle that remains hidden to naked eyes.

Best land surveyors in the nation

Land surveyors are people who use the science and technique of determining the position of a point in a 3 -dimensional context. By applying trigonometry, co- ordinate geometry, math and of course engineering knowledge, they determine the angles and distances between points. With a strong knowledge on this topic, they can even determine the characteristics of soil right beneath the surface.

Furthermore, land surveying may be defined as the detailed study by, gleaning information and facts through observation, analysis of the data, designing and planning properly the establishment of boundaries of properties. This science of surveying is required for the construction of all kinds of buildings, transportations and communications. But now the question is, whom do you rely on, for this purpose?

It is important that you do a thorough land surveying before investing your money on a property. You should get in touch with a good and responsible engineering firm.  Before going for an engineering firm, try to understand the working of such a firm. A good firm should follow a set of guidelines and principles of working with its clients. Some of the guidelines of a good engineering firm are discussed below.

A section that establishes technical words used in a survey

The guidelines should encompass definition and meaning of certain words specific to land surveying. These words need to be specified for better understanding.

Addressing the contract

The agreement or contract with the client should be addressed by the guidelines. This should clearly specify the kind of service that should be expected, fees associated with it, time bound factors, that is, the expected span of time in which the work should be completed.

Evidentiary search should be specified

Evidentiary search intends to investigate on questions pertaining to private and public writings, regarding the boundaries of a property. This should encompass engineering plans and deeds which are filed with record office. Filed wills, maps concerned with valuation and assessment of real estates are also included. Monuments, which come under physical evidences, have to be considered as well.

Specifying standard measurement techniques

Guidelines should clearly mention the equipments used for the measurement of physical parameters associated with land surveying.

Results of surveys and procedures should be included

Contents and results of surveys, along with the procedures should be established in the guidelines.

Dispute issues should be addressed.

A good guideline should take the responsibility of addressing contentious issues regarding boundaries of properties.

Now you have a clear idea about land surveyors and their ways of working. You also know what kind of engineering firm you should be approaching before working on the property. Investments on properties are large in case of reputed organizations, but then even small personal investments matter to you. It is a lifetime investment and no one would like to make a mistake before establishing a permanent dwelling over a piece of land. So you should know the working of the best land surveyors of your nation.

Land Surveys and Land Surveyors

Land Survey or Monument Survey

This type of land survey is a land survey in which monuments are used to mark the boundaries of a specific land parcel. You may want to know what is a monument? Its a physical object placed on ground to mark the location of a position. For example, the corner monument of a property is an iron rod with sufficient length driven vertically into the ground and the top of the rod is at the same or slightly below natural ground level. For identification purpose, a cap (indicating the registration number of the surveyor) on top of the monument rod. In addition it is useful for title insurance purposes as the Surveyor is interested in clarifying the title commitment and legal description and exceptions for the subject property.

The first step when performing a this type of land survey is to check whether there are any existing property corner monuments (either in the subject property or adjacent property). Once adequate number of monuments and other associated information (on boundary fences and other reference lines) are gathered, the land surveyor will carry out several measurements. The recorded measurements will then be compared with the legal or title descriptions for interested land parcel and of the adjacent parcels. Thus the property boundary will determined while taking into account of the accuracy of the located or existing monuments, age of the subject parcel and any other information collected.

Once the determination of the boundary location, land monuments are driven at each angle point or change of direction. Similarly at the beginning or end of a curve the monuments will be driven. As mentioned before, a cap (indicating the registration number of the responsible surveyor) identifying the registration should be placed on the steel pin. In some cases it is practical to place monuments on an extension of the line. These are call offsets, are used on curb heads or sidewalks.

It is important to note that the land survey plat is a map of the monument land survey, which is available in the public office designated by the Land commissioners. One of the main reasons of recording this monument land survey information is to furnish reliable survey data for future land surveys. In other words, monument land survey is done in interest of public or public record. These will protect the land owners interest in the property.

The monument land surveys are the basis for preparation of Land Survey Plats. Normally, Monumented Land Surveys are performed on a land parcel located within the platted subdivision or on a parcel of un-platted land. Also, the land survey plats include several items as set forth in the Land Registry Statutes of any given country. For example, these items may include: 1) A scale sketch or plan or drawing of the boundaries of the parcel, all necessary dimensions needed to establish the boundaries in the field, 2) a detailed description of all monuments both existing and new ones which mark the boundaries of the property, 3) Detailed description of all control monuments used in carrying out the survey, and 4) The basis of the bearings used, including any conflicting boundary details. Additionally, the land survey plat should also include a statement or a certification of the surveyor indicating the survey was carried out either by himself or by a third party under the his direct responsibility, supervision, and checking.

The monument land surveying is an important aspect of land surveying, when considering the legality, accuracy and public record.

Land Surveys Pty Ltd are land surveyors who can also provide 3d maps as part of their services in Western Australia.

Information regarding Boundary surveys in Fillmore – Utah.

What is a boundary land survey?

A boundary survey determines the property lines of a parcel of land described in a deed. It will also indicate the extent of any easements or encroachments and may show the limitations imposed on the property by state or local regulations.

When is a land survey needed?

A survey is strongly recommended before buying, subdividing, improving or building on land. Surveying the parcel before these activities ensures that the expense and frustration of defending a lawsuit, moving a building, or resolving a boundry dispute can be avoided.

What does a standard boundary land survey entail?

The surveyor thoroughly examines the historical records relating to the land in question and often all lands surrounding it. In addition to the Registry of Deeds this research may include: the Registry of Probate, county commissioners’ offices, town offices, historical associations and the Department of Transportation. The surveyor may also talk with prior owners and adjoiners.

The field work begins after the research and involves establishing a control network of known points called a traverse. The points are used to search for and locate existing monuments and other evidence of the boundaries. Although the field portion of a survey is the most visible phase of surveying, it usually represents only a third of the entire project.

The results of the field work are compared with the research and the surveyor then reconciles all the information to arrive at a final conclusion about the boundaries. A second field trip is then needed to set the new monuments. Finally, the surveyor will draft a plan, prepare a legal description and write a report.

How much does a boundary  land survey cost?

The cost of a boundary survey depends on many variables, some of which can not be known until after the work has started. The size, terrain, vegetation, location and season affect the charges and can usually be estimated fairly accurately. However, the surveyor will not know if deeded monuments are missing or if they conflict with the description until well into the survey.

The complexity of the research is also usually not known until the surveyor begins the actual work. Some parcels have passed through many owners over the years. Some may have added adjacent parcels or sold off portions of the orginal lot. The more outparcels and consolidations there have been, the more complex and costly the research becomes. Many deeds are “abutter deeds” which use the neighbors’ names to define boundaries. In some cases it may be necessary to research parcels far removed from the land being surveyed to assemble the jigsaw puzzle of old deeds and it is not unusual for the research to account for 50% or more of the total survey cost.

What are the results of a boundary survey?

Depending on the services agreed on, a boundary survey may produce:

  1. Monuments at all property corners
  2. A written description of the property
  3. A plan of the property
  4. A report explaining the basis of decisions and judgements made to determine the boundaries.

How will the boundaries be marked?

This also depends on what the client and the surveyor have agreed to. Monuments may include wooden posts, iron pins or pipes, marked trees or concrete monuments. Maine survey standards require that each monument set by a surveyor must clearly show his or her license number. Additionally, you may want to have the surveyor blaze and/or paint trees along the boundary line.
