Boundary Surveys In Utah

Among the various different engineering options that Ludlow Engineering has to offer, the most popular would be a boundary survey.

A boundary survey is a survey that establishes boundaries of a parcel using its legal description, which typically involves the setting or restoration of monuments or markers at the corners or along the lines of the parcel, often in the form of iron rods, pipes, or concrete monuments in the ground, or nails set in concrete or asphalt. A boundary survey is more than just a set of accurate land measurements. Rather, it is a thorough retracing of the title, and analysis of the physical evidence of boundaries, completed according to state board requirements, established legal principles and local standard of care.[1]

Ludlow Engineering services the Western United States including: Oregon, Washington, Idaho, Utah, Montana, Wyoming, Colorado, Arizona, and New Mexico. Ludlow Engineering employs a hands-on, personal relationship with each client in each area of the Western United States and will provide quality workmanship and service.

Ludlow Engineering offers the most competitive pricing for their services. The cost of a boundary survey depends on many variables, some of which can not be known until after the work has started. The size, terrain, vegetation, location and season affect the charges and can usually be estimated fairly accurately. However, the surveyor will not know if deeded monuments are missing or if they conflict with the description until well into the survey. However, on average, Ludlow Engineering offers the best prices for high quality survey work.

Ludlow Engineering marks boundaries with high quality 5/8 iron pin with cap, making the boundaries clear and concise to the client. However there are other options depending on the land owner or the clients request, larger aluminum caps placed in concrete can be set for a more permanent marker.

It is a perfect time to get your property surveyed. Pricing is lower than it has been in the past and people are getting ready to buy. Call for an estimate for a land survey today in your area. Call 435.623.0897.

The obvious answer is, when a survey of the property/land/building in question is required which would include positioning and measurements of a building/property or land. The data collected from the survey is then translated into plans where architects or planners can evaluate, enabling them to know how the project might then progress or where problems may occur.

Land surveyors are necessary, for instance, when you wish to buy a property or an area of land. If this is what you wish to do, only an accurately scaled and detailed plan produced by a Land surveyor will be able to describe/highlight exactly what the area that you are going to purchase includes or entails. This detailed plan also indicates the boundaries of surrounding land / properties in relation to your own, as well as determining where trees, outbuildings, or fences lay.

The survey will also describe whether other people are allowed access to your property or land thus determining your legal permits and rights. Deeds to the house can often be outdated, previous owners might have made changes to the property and its land, and accordingly a land survey will also act as an up-to-date deed and can be used by a solicitor to produce an accurate, contemporary deed.

Land surveys are also required when alterations are planned to be made on a certain area; this includes land as well as property. If an extension is intended to be built then a land survey is needed to mark out the boundaries which the land occupies in order to establish the proprietor’s ownership rights and make sure that you are only building on your own land. This will prevent any future disputes or problems. The land survey is an accurate model of the site that can be used by the possessor to design, create and position projects accurately. The surveyor will mark on the map exactly what the location of the building is proposed to be in order to guarantee that this is on your property.

One of the most important situations a land survey is required for is boundary disputes. Land surveyors can produce information which stops situations like these reaching the courts, thus saving a great deal of time and money. In these situations the surveyor acts as a professional witness who assumes qualified responsibility of the details even if the situation is ever taken to court.

Banks and trusts will often request that a survey is done before they authorise you with a mortgage to guarantee that all records are up to date and there is no likelihood of sudden demise or change to the building. If you re-mortgage or refinance your house then the bank may require a survey as the details surrounding the area and the house will often have changed somewhat since you purchased the property/land.

Land Surveying In Utah

If you are looking for a land surveyor in Utah, you have come to the right place. Ludlow Engineering and Land surveying has been surveying land in Utah and Arizona since 1975. Our principal engineer began on a road survey crew in Arizona, shortly after completing his engineering degree from Brigham Young University.

Since that time Stephen Ludlow has worked for himself as a Professional Engineer and Land Surveyor. As of recent, Brett and Travis Ludlow have resumed the long tradition of quality surveying.

Residential Land Surveying in Utah

A residential land survey is one of the most common land survey in the business. Individuals get residential land surveys because they want to know, like commercial projects and everyone else, where their boundary lines are. Lean more below about them and then give us a call with your questions. Call (435) 623-0897.

There are many different types of land surveys. Residential land surveys are among the most common, and are the type of survey most likely to be encountered by the general public. Residential land surveying involves the precise measurements of the boundaries of a certain piece of real estate. This may also be called a boundary survey. Land surveys may be used in the case of property disputes or before you build on the land; title and lending companies may also require a land survey showing structures on the property.

Residential land surveying is much more complicated than simply measuring the boundaries of your land according to the property deed. Land surveyors actually research and then plot the true boundaries of the property. One step that is often forgotten about by those considering a survey of their land is the research that begins before the actual measurements may be taken.

The first step of a land survey is to search for any records concerning the property. These include title certificates, deeds, and other papers. Then, the land surveyor researches past surveys, easements, and other records which may influence his findings. Most of today’s homes are built on property that was sold after dividing up a larger piece of property; this can make the survey’s job more challenging, especially if this division was not surveyed or recorded properly.

Once the surveyor understands the historic boundaries of the property, the land surveyor will take the measurements of your land, determining whether the in-use boundaries conflict with the boundaries recorded in records or past surveys. Various points are marked, usually using stakes, to make re-surveying the land easier at some point in the future.

The measurements may be taken using a transit and tape measure, or an electronic tool known as an EDM. Today, GPS may also be used for land surveys, though not usually in areas that are heavily wooded. Newer technology is allowing residential land surveying to be undertaken with very accurate results.

Usually, a land surveyor will measure each location multiple times, averaging these results to determine the true position of the point. The location of boundaries and easements will then be marked on your land. After the measurements are complete and have been marked on your land, the land surveyor will generally walk the property with you, pointing out the landmarks measuring each point, such as a plastic or metal stake. Then, the surveyor will advise you on any differences between the current survey and previous surveys or records of the land, including any areas where neighboring property owners have encroached on the land.

When a professional land survey is complete, the property lines as stated by the licensed surveyor become the legal boundaries of the property. Usually, these boundary lines do not differ significantly from the previously accepted land boundaries, but this is not always the case. In some situations, your neighbors will also need to have a residential land survey conducted as well, if there is a boundary dispute. Having your property surveyed by a residential land surveyor can give you peace of mind as you gain certainty about the exact boundaries of your property.

When looking for a Utah Land Surveyor you will need to know what you are looking for. Ludlow Engineering and Land Surveying can help you with this need. Also, we have included an article below which gives a little more information about land surveyors and what we do, enjoy!

The range of services offered by expert surveyors are extremely varied, including resource consent applications, urban and rural subdivision, Maori land partitions, topographical and site survey details, proclamation and GPOS surveys, land stability and photogrammetric survey controls. Land surveying is an essential component of much land development, whether for commercial or residential purposes. In essence, it involves the precise measurement and mapping of geographic areas with various elements that comprise the landscape, the stability and productivity capabilities of such land.

The primary function of land surveyors is to establish and/or verify boundary lines, through the actions of observing, measuring and mapping. Determining boundary lines and obtaining an accurate measure of your current or future property is essential to avoid situations of potential encroachment and the resultant disputes and claims that usually follow. Furthermore, for the purposes of building perimeter fences or buildings within the boundary, it is highly advisable to have the land measured and surveyed prior to the commencement of construction to avoid the same complications if encroachment or non compliancy with local and national building regulations has occurred.

With growing population levels placing an ever increasing pressure on all resources, including residential and commercial land, both in urban and rural environments, the value of property has literally skyrocketed. Furthermore, with rising needs to build infrastructure and housing to accommodate, facilitate and provide services to this enlarging population, the role of land surveyors and the services they provide are, and will continue to be, in high demand. Such development includes the construction of residential areas, bridges, tunnels and roads, commercial buildings and roads. From multi-billion dollar commercial developments to residential planning applications, land surveyors provide the documentation required to satisfy the local and national bodies and organisations charged with responsibility of enforcing property and building regulations.

With the advent of new technologies, the process of land surveying has become faster and more accurate. One such technology employed is global positioning satellites (GPS). GPS surveys afford incredibly detailed and accurate mapping to occur, which identifies existing structures, boundaries and the topography of the environment; being able to be conducted over a wide area. This is most suitable for large areas of commercial development or defining boundaries on large tracts of land, such as farms and agricultural operations.

Additional services from experienced land surveyors include a process of ‘setting out’. This is where the land surveyors coordinate with the building contractors to map out exactly where the future buildings are to be located. This mapping information is then passed onto groundwork contractors, who are empowered with the exact information pertaining to the preparation of the site.

The truth about work at home, affiliate, survey and internet marketing programs

As a stay-at-home mom, I decided several years ago to try to make money working at home to help pay for our boys’ education. I have spent many late nights after they’re in bed, trolling the internet looking at a variety of work-at-home offers. I would judge at least 95% to be either complete scams or a waste of time and money. Most of these are selling informational ebooks and, while you are getting an ebook for the money, most offer information that can be found for free elsewhere. Most fall into three or four categories: affiliate programs, paid surveys, internet marketing and data entry.

Affiliate programs

Affiliate programs will merely tell you that many internet companies such as Amazon and Ebay offer affiliate programs–that is: these companies will pay you a commission for sending them customers usually through a link on your website. Yes, you can make money this way but you don’t have to pay for someone’s ebook on how to do it, and it is not that simple to do as they make it sound. You still have to get traffic to your website or ad listing or wherever you have your link. This has to be the single most difficult thing to do on the internet.

Paid Survey

There are a lot of paid survey programs. Yes, you can make money with them, and again don’t buy an ebook about it. Also, some programs will make you pay for a list of companies that have surveys–don’t pay this either. The problem with paid surveys is 1) The amount of money is very small for most of the surveys (although they will entice you with offers of $25 or more–I have personally never seen one this high) ranging from a few cents to maybe $3.00. Many surveys only offer reward points (you have to have so many to cash out) or sweepstake entries. 2) They often take 25 minutes or more to complete (too much time in relation to the payout, in my opinion). 3) There are lots of qualifications: I have often wasted time getting halfway through a survey only to have them say I’m not qualified for it. Often, you have to take a free trial offer that you have to pay shipping for and have to remember to cancel or you will be stuck with an outrageous bill of 49.95/month or more!

Data Entry

Avoid data entry programs. Most of these are scams. The ones I have seen claim that companies are looking for people to type in ads for them. They make it sound like you will be a freelance employee of these companies. In reality, they are merely going to tell you to become an affiliate and begin a Google pay-per-click campaign (this is the “ad typing” or “data entry”) which you have to pay for yourself. They will try to get you to pay for “support” or “mentoring” or “personal training” not to mention paying for this useless information as well as membership to their directory of companies.

Internet Marketing

There are lots of these–most are ebooks about internet marketing that you can resell. I suppose you could possibly make money on these, but again it’s about getting traffic. These programs generally tell you that you don’t have to sell anything, you’ll make tons of money, etc., etc. But they really are just about turning around and getting someone to buy your version of the program. They consist of a landing page, a thank you page and an ebook. You replace the Paypal button with your own (most don’t tell you how to upload the pages or change the buttons, so if you’re not technically savvy you just wasted your money). So suddenly you’re in the business of telling other people how they can make money by selling this landing, and thank you page and ebook. This is what I call the Great Roundabout on the Information Superhighway.

Making Money on the Internet

People do make money on the internet–by having a website selling actual products, selling on auction sites like Ebay (my sister makes money selling books), blogging (by having Google ads or being paid for reviews, etc.), writing, designing websites, programming, having a popular website or video and getting ad revenue, websites like Squidoo that share ad revenue, websites like Odesk where businesses have a project and freelancers bid on the project, Amazon’s Mechanical Turk and other ways I probably don’t know about. The main problem that makes most of these difficult is getting customers or traffic.

Land Surveyors in Utah County

If you are looking for a Land surveyor in Utah County, then try Ludlow Engineering and Land Surveying.

What is a boundry survey?

A boundary survey determines the property lines of a parcel of land described in a deed. It will also indicate the extent of any easements or encroachments and may show the limitations imposed on the property by state or local regulations.

When is a survey needed?

A survey is strongly recommended before buying, subdividing, improving or building on land. Surveying the parcel before these activities ensures that the expense and frustration of defending a lawsuit, moving a building, or resolving a boundry dispute can be avoided.

What does a standard boundary survey entail?

The surveyor thoroughly examines the historical records relating to the land in question and often all lands surrounding it. In addition to the Registry of Deeds this research may include: the Registry of Probate, county commissioners’ offices, town offices, historical associations and the Department of Transportation. The surveyor may also talk with prior owners and adjoiners.

The field work begins after the research and involves establishing a control network of known points called a traverse. The points are used to search for and locate existing monuments and other evidence of the boundaries. Although the field portion of a survey is the most visible phase of surveying, it usually represents only a third of the entire project.

The results of the field work are compared with the research and the surveyor then reconciles all the information to arrive at a final conclusion about the boundaries. A second field trip is then needed to set the new monuments. Finally, the surveyor will draft a plan, prepare a legal description and write a report.

How much does a survey cost?

The cost of a boundary survey depends on many variables, some of which can not be known until after the work has started. The size, terrain, vegetation, location and season affect the charges and can usually be estimated fairly accurately. However, the surveyor will not know if deeded monuments are missing or if they conflict with the description until well into the survey.

The complexity of the research is also usually not known until the surveyor begins the actual work. Some parcels have passed through many owners over the years. Some may have added adjacent parcels or sold off portions of the orginal lot. The more outparcels and consolidations there have been, the more complex and costly the research becomes. Many deeds are “abutter deeds” which use the neighbors’ names to define boundaries. In some cases it may be necessary to research parcels far removed from the land being surveyed to assemble the jigsaw puzzle of old deeds and it is not unusual for the research to account for 50% or more of the total survey cost.

What are the results of a boundary survey?

Depending on the services agreed on, a boundary survey may produce:

Monuments at all property corners

A written description of the property

A plan of the property

A report explaining the basis of decisions and judgements made to determine the boundaries.

How will the boundaries be marked?

This also depends on what the client and the surveyor have agreed to. Monuments may include wooden posts, iron pins or pipes, marked trees or concrete monuments. Maine survey standards require that each monument set by a surveyor must clearly show his or her license number. Additionally, you may want to have the surveyor blaze and/or paint trees along the boundary line.
