<p><strong>Why to go in for land surveys?</strong></p>
<p>In this article,  we are going to deal with what are some of the reasons for which a land survey  has to be conducted. A land surveyor may be an individual/firm/company who has  the specialized tools and experience in providing the mapping, boundary  services to the property owners. They are well known for providing plans, maps,  and property boundaries for construction, remodeling, title insurance and some  of the other real estate projects. Land surveying is the first and foremost  requirement for the purchase of any property. The surveyor is the one who  researches the different title and the documents so as to obtain an accurate  description for your land. They also need to research the property of the  neighbor so as to arrive on an analysis of their client&amp;rsquo;s property. This  enables them to take away any scope of conflicts or problems. They are also  known to obtain the physical measurements of the property, these measurements  are inturn analyzed to compare the records on the file so as to check for any  discrepancies and avoid any kind of conflicts.</p>
<p>There are  different specialized equipments that a land surveyor is known to use like for  the determination of the boundary surveys, it is important to note that he  makes use of electronic equipment, photo mapping, GPS positioning, measuring  tape and they can even use a historical compass to yield accurate measurements.  The cost of land survey varies on the type of survey you undertake. This  however depends on the kind of work that is been undertaken for research, the  size and scale of the project and the property in itself, the period in which  the survey is taking place, the weather conditions, what is the number of  visits that are required to fulfill the desired results and the accurate  comparisons of the present data and the future results. It is very important to  note the basic fact that the cost of the survey depends on the kind of work  that is required to be undertaken.</p>
<p>There are a number of reasons why many people resort  to get a new land survey. Researches have shown that there are few property  buyers who are getting the professional buyers. This is just because of the  simple reason that the mortgage companies or the title insurance companies do  not require the survey results for their underwriting issues, but it is our  duty to understand the basic fact that this could have an adverse impact on our  title, marketability and the even the value of our property. There are many  homeowners who are relying on the outdated practices to evaluate the survey  matters, however this is unwise. The results of an old survey should be  definitely certified for a seller but they are not acceptable by a new buyer.  Hence it is important that the new buyer should not rely on old surveys for  many obvious reasons. A new survey has to be conducted and certified to the  buyer. A new survey has the capability to identify recent, missing, destroyed  and erroneous property corners. It is important to remember that the survey  affidavit should not be signed, this puts him in an awkward position that they  need to sign and approve the results of the old survey. All the parties need to  be aware that the survey is an original creation and it is protected by the  federal copyright laws. Hence it is important that a new survey has to be  conducted; otherwise the purchase of the property is without much of evidence.</p>

<p>Below I have included some information about an ALTA Survey and its functions.</p>
<p><strong>ALTA Surveys</strong></p>
<p>ALTA stands for American Land Title Association. The ALTA is a group  that represents the land title and title insurance industry. In addition to  ALTA, the American Congress on Surveying and Mapping (ACSM) also accepts  and conforms to ALTA survey conventions. An ALTA survey is a survey  done in such a way that it conforms to ALTA standards. The good thing  about this is that most surveyors know and understand this format – so  once you get used to reading an ALTA survey you will be able to do it  over and over again on subsequent transactions.</p>
<p><strong>What does an ALTA survey contain?</strong></p>
<p>Like any survey, an ALTA survey shows the physical characteristics of  the property you are purchasing. The first thing an ALTA survey will  give you is a description of the metes and bounds of the property. In  other words, the survey will give you the actual description (longitude  and latitude) of the property boundaries. Most buyers perform their own  survey for due diligence to ensure that the  property they are purchasing is the size they thought it was.</p>
<p>An ALTA survey also shows improvements on the property, rights of way  on the property, as well as any easements granted by previous property  owners. For land that you are considering developing, this is incredibly  important. If you have an easement granted to the power company that  goes straight through the middle of the property, it may be difficult,  or impossible, to develop.</p>
<p><strong>ALTA Survey and Title Insurance</strong></p>
<p>An ALTA Survey and Title Insurance go  hand in hand. You need to have a current title commitment before you  can complete and ALTA survey. This initial title commitment will provide  the initial description of the property.</p>
<p>The title company, however, will need the ALTA survey to be completed  to finalize the transaction. When a land title company provides title  insurance to you, they are guaranteeing you that there are not any  unknown encumbrances on your property. To make that guarantee  effectively the title insurance company</p>
<p>will use a survey to help delineate where the existing encumbrances,  improvements, and easements are located.</p>
<p><strong>ALTA is acceptable to lenders</strong></p>
<p>One of the most important things about an ALTA survey is that it is  approved by a host of different groups for use in transactions. That  means that your financial partner will accept the information from an ALTA survey as accurate and  can use it to help them determine the financing you will receive. This convention will save you money so that you do not  have to conduct a special survey for each of the parties involved.</p>

<p>A Land survey is the science of measuring lines and area of a given parcel or tract of land.  Land surveys are not always simple and easy.  It often requires many steps to determine the boundaries of a given parcel.  We have included an article which gives a little more information on the subject.  We hope you enjoy!</p>
<div id="body"><strong>Several Aspects of Surveying</strong>Surveying is the process of taking measurements of feature on and  occasionally above and below the earth&#8217;s surface to determine their  relative positions. It is a science of accurately determining the  terrestrial position of points and the distances and angles between  them. The practice may be more precisely described as land surveying to  distinguish it from other forms of surveying like building surveying or  quantity surveying.</p>
<p>The process of land and site survey, survey  restricted typically to smaller areas of lands in comparison to land  surveying, is important for purposes like:</p>
<p>Mapping, to establish  land maps from knowledge of geographical features of the land,</p>
<p>Ownership  issues, to establish boundaries and establish ownership over land  masses,</p>
<p>Resolving disputes and encroachment issues over land,</p>
<p>New  construction like buildings, marking off building areas,</p>
<p>Assess  the archaeological sites in a landscape,</p>
<p>Mapping features of the  bed of a water body,</p>
<p>Determining the soil types and properties of  the soil cover,</p>
<p>Governmental purposes</p>
<p>Of the divisions  within land surveys, engineering surveying and topographic surveying  (representation of land features) are typically relevant to site survey  while geodetic surveying (accounting for the Earth&#8217;s curvature) is  relevant to survey of huge chunks of land masses.</p>
<p>The several  methods involved in land surveys are described below:</p>
<p>1.For  determining distances: Measuring of the areas with iron chains, steel  and invar tapes taking into consideration horizontal and slope areas.</p>
<p>2.For  determining angles: Use of compasses bearing magnets, scribed discs,  telescopes with reticles.</p>
<p>3.For measuring heights: Use of  altimeter or barometer using air pressure as indication of height</p>
<p>4.Global  Positioning System (GPS): Advent of the technology has given rise to  estimation of elevation derived with sophisticated satellite receivers.</p>
<p>5.Triangulation:  With the method, which has outdated GPS, distances, elevations and  directions between objects at great distance from one another can be  determined with reasonable accuracy.</p>
<p>The set of tools or  instruments needed for land surveys have not changed much over the  years. Only they has evolved to provide greater accuracy. Apart from the  tapes, chains and compasses, some of the equipments that are used in  the survey of lands are: theodolite, tripod, electronic distance  measurement device (EDM), set up for satellite positioning system for  working of GPS, total robotic stations (in conjunction with theodolite),  etc.</p>
<p>The land surveyors, who are typically engineering  consultants, use elements of geometry, engineering, trigonometry,  mathematics, physics and law in their work of surveys. Engineering,  especially civil engineering, depends heavily on surveyors. The  consultants establish the boundaries of legal descriptions whenever  roads, railways, bridges, reservoirs, sustaining wall, buildings are to  be built. They also provide advice and data for geographical information  systems (GIS) which are computer databases that contain data on land  features and boundaries marked in the land.</p>
<p>Though it may seem to  be the work of a meticulous engineer who puts together the two and two  to make a four, the work in land surveys involve a great amount of art.  Some land masses may have problem like improper boundaries and  miscalculations, while some may have been created from multiple  divisions. The art in the matter lies in the fact that the surveyor has  to put together the bits and pieces in solving a puzzle that remains  hidden to naked eyes.</p>

<p>ALTA stands for American Land Title Association. In addition to ALTA, the American Congress on Surveying and Mapping (ACSM) also accepts and conforms to ALTA survey conventions. An ALTA survey is a survey done in such a way that it conforms to ALTA standards. The good thing about this is that most surveyors know and understand this format – so once you get used to reading an ALTA survey you will be able to do it over and over again on subsequent transactions.</p>

<p>Like any survey, an ALTA survey shows the physical characteristics of the property you are purchasing. The first thing an ALTA survey will give you is a description of the metes and bounds of the property. In other words, the survey will give you the actual description (longitude and latitude) of the property boundaries. Most buyers perform their own survey for <a href="http://www.gaebler.com/Alta-Survey.htm#" target="undefined">due diligence</a> to ensure that the property they are purchasing is the size they thought it was.</p>
<p>An ALTA survey also shows improvements on the property, rights of way on the property, as well as any easements granted by previous property owners. For land that you are considering developing, this is incredibly important. If you have an easement granted to the power company that goes straight through the middle of the property, it may be difficult, or impossible, to develop.</p>

<p>An<a href="http://www.ludlowengineers.com"> Alta Survey</a> is often required during a property transfer or transaction.</p>
<p>Here is a little more about the beginnings of the<a href="http://www.ludlowengineers.com"> ALTA Survey</a>.</p>

<p>The American Congress on Surveying and Mapping, or ACSM, dates to  1941. It was founded as a non-profit organization to advance education  in surveying, mapping, and related fields. ACSM encourages educational  programs and publications to serve the professional and technical  interests of such professions. As a professional organization, ACSM  provides a way for those in the surveying and mapping professions to  keep up-to-date with changes in the industry.</p>
<p>Today, this  professional organization is open to land surveyors, map makers, and  those in similar professions. Members may come from private industry,  government, or academia. There are four independent member organizations  that are part of the American Congress on Surveying and Mapping. These  are the American Association for Geodetic Surveying, the Cartography and  Geographic Information Society, the Geographic and Land Information  Society, and the National Society of Professional Surveyors.</p>
<p>Since  2004, individuals no longer join the American Congress on Surveying and  Mapping directly Instead, they join one of the member organizations.  Students, however, join ACSM and are considered members all four  organizations, giving them the greatest possible range to explore  careers in this field. Over 8,000 surveyors, cartographers, and other  professionals who deal with spatial data are members of ACSM though its  four member organizations.</p>
<p>The American Congress on Surveying and  Mapping holds an annual convention in the spring. Up to 2,000 members  typically attend such gatherings. ACSM is currently working to respond  to the challenges presented by new technologies, including Geographic  Information Systems (GIS), Global Positioning Systems (GPS), Land  Information Systems (LIS), and other ways of attaining and using spatial  data using modern technology.</p>
<p>In addition to the meeting itself,  continuing education opportunities are also available at this time.  These continuing education programs allow opportunities for land  surveyors, cartographers, and others to update their skills in response  to changing technology. The American Congress on Surveying and Mapping  is known for the <a href="http://www.ludlowengineers.com">ALTA/ACSM survey</a> standards, produced in cooperation  with the American Land Title Association. These standards provide a  universally accepted method for surveying commercial properties and  other areas where a boundary survey is required.</p>
<p>ACSM offers a way  for members to keep up-to-date on crucial issues in their profession. A  membership includes the bi-monthly ACSM bulletin and a subscription to  either Surveying and Land Information Systems or Cartography and  Geographic Information Systems. ACSM also runs continuing education  programs for members; continuing education is required for land  surveyors of many states in order to maintain their state licensing.  ACSM also maintains a wide selection of book titles on surveying,  cartography, and related subjects.</p>
<p>Full members of the ACSM member  organizations must ordinarily have at least a bachelor&#8217;s degree in a  related field of study, or four years of active professional experience  in a related field. An Associate Membership is available to anyone with  an interest in the topic, but without the necessary education or  experience to become a full member. The National Society of Professional  Surveyors generally requires that full members hold the appropriate  state surveying license, although there are several ways to qualify for  membership without it.</p>

<h3>Land Survey or Monument Survey</h3>
<p>This type of land survey is a land survey in which monuments are  used to mark the boundaries of a specific land parcel. You may want to  know what is a monument? Its a physical object placed on ground to mark  the location of a position. For example, the corner monument of a  property is an iron rod with sufficient length driven vertically into  the ground and the top of the rod is at the same or slightly below  natural ground level. For identification purpose, a cap (indicating the  registration number of the surveyor) on top of the monument rod. In  addition it is useful for title insurance purposes as the Surveyor is  interested in clarifying the title commitment and legal description and  exceptions for the subject property.</p>
<p>The first step when  performing a this type of land survey is to check whether there are any  existing property corner monuments (either in the subject property or  adjacent property). Once adequate number of monuments and other  associated information (on boundary fences and other reference lines)  are gathered, the land surveyor will carry out several measurements. The  recorded measurements will then be compared with the legal or title  descriptions for interested land parcel and of the adjacent parcels.  Thus the property boundary will determined while taking into account of  the accuracy of the located or existing monuments, age of the subject  parcel and any other information collected.</p>
<p>Once the determination  of the boundary location, land monuments are driven at each angle point  or change of direction. Similarly at the beginning or end of a curve  the monuments will be driven. As mentioned before, a cap (indicating the  registration number of the responsible surveyor) identifying the  registration should be placed on the steel pin. In some cases it is  practical to place monuments on an extension of the line. These are call  offsets, are used on curb heads or sidewalks.</p>
<p>It is important to  note that the land survey plat is a map of the monument land survey,  which is available in the public office designated by the Land  commissioners. One of the main reasons of recording this monument land  survey information is to furnish reliable survey data for future land  surveys. In other words, monument land survey is done in interest of  public or public record. These will protect the land owners interest in  the property.</p>
<p>The monument land surveys are the basis for  preparation of Land Survey Plats. Normally, Monumented Land Surveys are  performed on a land parcel located within the platted subdivision or on a  parcel of un-platted land. Also, the land survey plats include several  items as set forth in the Land Registry Statutes of any given country.  For example, these items may include: 1) A scale sketch or plan or  drawing of the boundaries of the parcel, all necessary dimensions needed  to establish the boundaries in the field, 2) a detailed description of  all monuments both existing and new ones which mark the boundaries of  the property, 3) Detailed description of all control monuments used in  carrying out the survey, and 4) The basis of the bearings used,  including any conflicting boundary details. Additionally, the land  survey plat should also include a statement or a certification of the  surveyor indicating the survey was carried out either by himself or by a  third party under the his direct responsibility, supervision, and  checking.</p>
<p>The monument land surveying is an important aspect of  land surveying, when considering the legality, accuracy and public  record.</p>

<p>A survey is strongly recommended before buying, subdividing, improving or building on  land. Surveying the parcel before these activities ensures that the  expense and frustration of defending a lawsuit, moving a building, or  resolving a boundry dispute can be avoided.</p>
<p><strong><em><a name="stan">What  does a standard boundary land survey entail?</a></em></strong></p>
<p>The surveyor thoroughly examines the historical records relating to  the land in question and often all lands surrounding it. In addition to  the Registry of Deeds this research may include: the Registry of  Probate, county commissioners’ offices, town offices, historical  associations and the Department of Transportation. The surveyor may also  talk with prior owners and adjoiners.</p>
<p>The field work begins after the research and involves establishing a  control network of known points called a traverse. The points are used  to search for and locate existing monuments and other evidence of the  boundaries. Although the field portion of a survey is the most visible  phase of surveying, it usually represents only a third of the entire  project.</p>
<p>The results of the field work are compared with the research and the  surveyor then reconciles all the information to arrive at a final  conclusion about the boundaries. A second field trip is then needed to  set the new monuments. Finally, the surveyor will draft a plan, prepare a  legal description and write a report.</p>
<p><strong><em><a name="cost">How much  does a boundary  land survey cost?</a></em></strong></p>
<p>The cost of a boundary survey depends on many variables, some of  which can not be known until after the work has started. The size,  terrain, vegetation, location and season affect the charges and can  usually be estimated fairly accurately. However, the surveyor will not  know if deeded monuments are missing or if they conflict with the  description until well into the survey.</p>
<p>The complexity of the research is also usually not known until the  surveyor begins the actual work. Some parcels have passed through many  owners over the years. Some may have added adjacent parcels or sold off  portions of the orginal lot. The more outparcels and consolidations  there have been, the more complex and costly the research becomes. Many  deeds are “abutter deeds” which use the neighbors’ names to define  boundaries. In some cases it may be necessary to research parcels far  removed from the land being surveyed to assemble the jigsaw puzzle of  old deeds and it is not unusual for the research to account for 50% or  more of the total survey cost.</p>

<p><em>How  will the boundaries be marked?</em></p>
<p>This also depends on what the client and the surveyor have agreed to.  Monuments may include wooden posts, iron pins or pipes, marked trees or  concrete monuments. Maine survey standards require that each monument  set by a surveyor must clearly show his or her license number.  Additionally, you may want to have the surveyor blaze and/or paint trees  along the boundary line.</p>
