Residential land survey – What are they and are they important to get?

We would like to address this question.  A residential land survey is a land survey performed at the residential sector, mainly for a home, condo or rental.  These surveys accomplish the following:

  • They locate the boundary of your property
  • They determine an acreage of your parcel
  • They show if there are any overlaps or underlaps of property – meaning you and your neighbor are paying taxes on the same piece of land.  This occurs when there are errors or differences in adjoining legal description.
  • They indicate encroachments or utilities and how both of these effect your investment.

If you are un-certain of any of these items listed above – we would then recommend you calling a land surveyor in your area.
