A land survey should show many things for the property owner. It firstly provides the total area and exterior of a legal document that you received at the time of purchase. This is referred to as a legal description of the property. Let me provide you an example: For instance, you and your wife decides to purchase a home in an existing subdivision. The legal description may look something like this - “All of Lot 1 of the Hanna Hills Subdivision.” This is a legal recorded document that is recorded in your local courthouse.

Next a land survey tells the property owner if there are any problems with the property. When we say problems, this is what we mean. If a fenceline over laps the property line, then we call this an encroachment. Items like a fenceline is located and provided on the land survey for this purpose – to locate the items on the property.
