<p>A <a href="http://www.ludlowengineers.com"  rel='nofollow' >land survey</a> is made for the Title Company and/or Lender with the survey and location data needed for the issuing of title or mortgage insurance. For this purpose a map is drawn to “ALTA” specifications. &#8220;ALTA&#8221; stands for <strong>American Land Title Association</strong>.</p>
<p>ALTA specifies the data to be shown on the survey and this includes boundary lines, location of the main building including improvements, location of ancillary buildings, the identification of easements (access rights by service companies such as water, gas, telephone, railways and other utilities). <a href="http://www.ludlowengineers.com"  rel='nofollow' >ALTA surveys</a> are very complex surveys and can cost tens of thousands of dollars and take weeks to complete. For that reason most <strong>ALTA surveys </strong>in Utah are performed on commercial properties.</p>
<p>An <strong>ALTA Land Survey</strong> guarantees to meet the requirements for an ALTA/ACSM Land Title Survey as detailed by the American Land Title Association, National Society of Professional Surveyors and the American Congress on Surveying and Mapping.</p>

<p>OPTIONAL SURVEY RESPONSIBILITIES AND SPECIFICATIONS</p>
<p>&nbsp;</p>
<p>NOTE:  The items of Table A must be negotiated between the surveyor and client.  It may be necessary for the surveyor to qualify or expand upon the description of these items, e.g., in reference to Item 6, there may be a need for an interpretation of a restriction.  The surveyor cannot make a certification on the basis of an interpretation or opinion of another party.  Items 16, 17 and 18 are only for use on projects for the U.S. Department of Housing and Urban Development (HUD).</p>

<p>If checked, the following optional items are to be included in the ALTA/ACSM LAND TITLE SURVEY, except as otherwise negotiated:</p>

<p><em>11.                    Location of utilities (representative examples of which are shown below) existing on or serving the surveyed property as determined by:</em></p>
<p><em> _____   (a) Observed evidence;</em></p>

<p><em> _____   (b) Observed evidence together with evidence from plans obtained from utility companies or provided by client, and markings by utility companies and other appropriate sources (with reference as to the source of information)</em></p>

<p><em> </em><em>·</em><em> manholes, catch basins, valve vaults or other surface indications of subterranean uses;</em></p>
<p><em> </em><em>·</em><em> wires and cables (including their function, if readily identifiable) crossing the surveyed premises, all poles on or within ten feet of the surveyed premises, and the dimensions of all crossmembers or overhangs affecting the surveyed premises; and</em></p>

<p><em>12.        _____   Governmental Agency survey-related requirements as specified by the client; </em></p>
<p><em> </em></p>
<p><em>13.        _____   Names of adjoining owners of platted lands;</em></p>
<p><em> </em></p>
<p><em>14.        _____   The distance to the nearest intersecting street as designated by the client;</em></p>
<p><em> </em></p>
<p><em>15.        _____   Rectified orthophotography, photogrammetric mapping, laser scanning and other similar products, tools or technologies may be utilized as the basis for the location of certain features (excluding boundaries) where ground measurements are not otherwise necessary to locate those features to an appropriate and acceptable accuracy relative to a nearby boundary.  The surveyor shall: (a) discuss the ramifications of such methodologies (e.g. the potential accuracy and completeness of the data gathered thereby) with the title company, lender and client prior to the performance of the survey; and (b) place a note on the face of the survey explaining the source, date, relative accuracy and other relevant qualifications of any such data;</em></p>
<p><em> </em></p>
<p><em>16.        _____   Observable evidence of earth moving work, building construction or building additions within recent months;</em></p>
<p><em> </em></p>
<p><em>17.        _____   Any changes in street right of way lines either completed or proposed, and available from the controlling jurisdiction.  Observable evidence of recent street or sidewalk construction or repairs;</em></p>

<p>As land surveyors we work with land title companies to offer a quality <strong>ALTA Land Title Survey</strong>, which gives boundary, occupation, access, utility and other land features which describe the subject property.  Often people ask the question, &#8220;What is the difference between an ALTA survey and a boundary survey?&#8221;  The easy and simple answer is this:  An <strong>ALTA survey</strong> is much more complex and adds land features which a normal boundary survey does not.  An ALTA includes a boundary survey within it, but is much more involved.</p>
<p>Below is more information regarding <strong>ALTA Land Title Surveys.</strong></p>
<h3>Title Insurance and ALTA Land Title Surveys</h3>
<p>When you are buying real estate, title insurance is an insurance  policy purchased from the title company. The company researches the  history of the title, ensuring that the real estate in question is  legally clear to sell. The title insurance means that the title company  is willing to back their research and correct any mistakes if it is  later found that the land should not have changed hands in the first  place.</p>
<p>Title insurance may be required to obtain a mortgage,  because it protects the lender in case of a title issue. This is  lender&#8217;s title insurance; you&#8217;ll also want an owner&#8217;s policy, which  provides you protection as the buyer. Be sure that you know exactly what  title insurance covers and what it does not cover. It does not cover  liens that do not show on public records. It does not cover easements or  other disclosed title issues, or some other situations. Despite this,  without this insurance you are assuming quite a bit more risk when  purchasing a home or other piece of real estate.</p>
<p>When would title  insurance cover you? For one example, you purchase a newly constructed  home that is part of a subdivision. The title is clean, and the purchase  goes through smoothly. Down the line, let&#8217;s say the sub-contractor  never got paid for his work on your home, or the builder never paid off  his mortgage. The sub-contractor or lender could conceivably place a  lien on your property, and you would be responsible for these costs. Or,  you purchase a home that is being sold because the previous homeowner  passed away. Years down the line, a long-lost child of the homeowner  could knock on your door and claim to have inherited your house from the  previous owner. There are all sorts of situations like these that you  simply can&#8217;t foresee when buying real estate. Title insurance would  cover these issues; in many cases they will negotiate with these  claimants so that you can keep your property.</p>
<p>Title insurance is  only available after a <a href="http://www.ludlowengineers.com"  rel='nofollow' >land survey</a> is conducted on the land in question.  ALTA and ACSM <a href="http://www.ludlowengineers.com/land-surveys/"  rel='nofollow' >land surveys</a> cover not only the boundaries of the  property, but also additional information that may go against the  purchaser&#8217;s interests, such as evidences of possession. The land  surveyor you choose for an ALTA <a href="http://www.ludlowengineers.com"  rel='nofollow' >land survey</a> has your best interest in  mind as they search to discover any information that would show  purchasing the land is not in your best interests.</p>
<p>The <strong>ALTA and  ACSM land surveys</strong> are conducted within a strict set of land surveying  standards developed to promote uniformity within surveying. These  surveys show buildings and other improvements, as well as easements,  rights-of-way, and other claims to the land. They can be performed on  both commercial and residential lands. This type of <a href="http://www.ludlowengineers.com"  rel='nofollow' >land survey</a> goes  above and beyond marking the boundaries on the land itself. It also  includes records research to ensure that the title is clear. This can  help catch problems even before the land changes hands and title  insurance is needed.</p>

<h2>ALTA Surveys For Wind Farms</h2>
<p>Completing an ALTA Survey for winds farms, solar farms and other Eco environment projects are one of the many types of surveys we perform.  A large project like a wind farm consists of a lot of acreage and specific land properties.  All of these requirements are found within the 2011 ALTA/ASCM requirement manual.</p>

<p><strong><em>OPTIONAL SURVEY RESPONSIBILITIES AND SPECIFICATIONS</em></strong></p>

<p><strong><em>NOTE:  The items of Table A must be negotiated between the surveyor and client.  It may be necessary for the surveyor to qualify or expand upon the description of these items, e.g., in reference to Item 6, there may be a need for an interpretation of a restriction.  The surveyor cannot make a certification on the basis of an interpretation or opinion of another party.  Items 16, 17 and 18 are only for use on projects for the U.S. Department of Housing and Urban Development (HUD).</em></strong></p>
<p><strong><em> </em></strong></p>
<p><strong><em>If checked, the following optional items are to be included in the ALTA/ACSM LAND TITLE SURVEY, except as otherwise negotiated:</em></strong></p>

<p><em>15.           _____      Rectified orthophotography, photogrammetric mapping, laser scanning and other similar products, tools or technologies may be utilized as the basis for the location of certain features (excluding boundaries) where ground measurements are not otherwise necessary to locate those features to an appropriate and acceptable accuracy relative to a nearby boundary.  The surveyor shall (a) discuss the ramifications of such methodologies (e.g. the potential accuracy and completeness of the data gathered thereby) with the title company, lender and client prior to the performance of the survey and, (b) place a note on the face of the survey explaining the source, date, relative accuracy and other relevant qualifications of any such data.</em></p>
