Different Types Of Land Surveying Techniques

Land surveying is a technique to identify the terrestrial/3D position of points and the distances with angles between them. This surveying procedure includes attainment of data relating to the physical features of land specifically the relative position of points. Advanced land surveying procedures are used to research and analyze external deformations in large structures. The expert land surveyors’ conduct surveys to identify land positions and boundaries. They also use numerous methodologies of measurement, analysis, mapping, land description writing, research techniques, engineering, trigonometry, mathematics and law to assess and evaluate the properties.

Land surveys can be classified as either geodetic surveys or plane surveys. In geodetic surveys extremely accurate positions are considered and it usually covers large geographical regions. It needs the curvature of the earth along with some additional land survey techniques such as triangulation, trilateration as well as astronomical direction fixing. In real terms, land surveys are used to study and determine the land surface, shape and features. It eventually provides a comprehensive and deep description of the land characteristics including: vegetation cover and elevations, etc. mentioned in maps.

Land surveying typically includes the gathering of information, interpretation of information, figures of landscape, 3-D details of the surface and exact measurements for distinguishing the particular landforms. The result of land survey is the structured and graphic representation of information that allows the surveyors’ to offer exact 3 dimensional drawings. Exact land measurement and reckoning of these graphical positions is one of the basic elements of land surveying. There are many crucial land surveying techniques including: ALTA / ACSM land title surveys (ALTA surveys), trilateration, high-definition surveying – HDS (3d laser scanning), leveling, radiation, topographic surveys, geodetic survey, triangulation and GPS land survey. There are various land survey techniques that are used in various situations; moreover the above-mentioned are the fundamental surveying techniques that are used most commonly amongst the land surveyors.

More tips to improve land surveys

Many of you may not be aware that land surveying is widely acknowledged as the world’s second-oldest profession. Land survey, simply stated, is the art and science of measuring and mapping land. While the entire scope of land survey is vast, it all eventually mean where people’s land boundaries are located. Land surveys can be critical for building railroads, skyscrapers, airports, bridges etc. Land owners can not put up fences around their yards without exactly knowing the boundaries.
Land survey is a vital part of the design and construction process and qualified surveyors conduct boundary surveys to let the clients know the exact location of their property. They map the topography of land for purposes of engineering design, create elevations of buildings to ward off floods, perform title surveys to facilitate real estate dealings and certify that structures are built according to approved design. They also map river bottoms for dredging purposes, lay out photo control for aerial photography and write legal documents to delineate pieces of property, map layout for tunnels, roads, airports, pipelines, underground cables and railroads, and help split up properties into new lots.
Global positioning System (GPS) is a tool used by land surveyors for precise positioning of points. It functions through satellites which send out signals to the receiver mounted on the tripod of the surveyor. The receiver then transmits those signals to the data collector of the surveyor that stores the data. Surveyors will thereafter download the data into the computer, and the computer software lets know from the data the exact position of point within a few millimeters.
As already stated, the basic duty of the field surveyor is to measure, map, and observe. The key tool they use for these purposes is called total station. It comprises of a distance meter for measuring distances and a theodolite for measuring angles. Land surveyors derive elevations with the aid of total station by using geometry and measuring the angles and distances and by Global Positioning System by intersecting vectors from satellites in space.

Land surveyors derive elevations with the aid of total station by using geometry and measuring the angles and distances and by Global Positioning System by intersecting vectors from satellites in space. It is the responsibility of the land surveyors to report their work to the office, who in turn will pass the results to the client. If the site is a construction site, then the office will coordinate it with the contractor.
Land surveyors, to succeed, should have the required knowledge about zoning regulations, building regulations, planning regulations, health policies, wetland regulations and general land use codes. They must be able to apply various techniques and current technologies to measure the land.
If you are a well qualified and adequately experienced land surveyor desiring to start your own land surveying business, then you need to provide high quality of service. It is also essential to have modern surveying equipment, computers, laser and access satellite technology, to successfully compete and survive as a successful surveying venture in today’s scenario.
•    The land surveying business to be efficient, should lay stress on proper coordination between the surveying done in the field and the head office staff who are responsible for the work.
•    There should be at least one professional land surveyor for 3 field crews for the supervision to be effective.
•    Proper technical and operational support and guidance must be provided to the different teams working on surveying assignments.
•    It is critically important that all land surveying work conform to technical and accuracy standards.
•    Maintain regular rapport with the customers and provide them with updated information.
•    There should be regular orientation programs for surveyors on new surveying technology including latest trends in surveying so that the surveyors become more efficient and increase productivity.

Emerging Land Surveying Techniques

Land surveying is a scientific technique to determine and evaluate the terrestrial or 3D position of points and the distances with angles between them. The process involves acquisition of data relating to the physical characteristics of earth particularly the relative position of points and the magnitude of areas. Land survey techniques are also used to monitor and evaluate external deformations in large structures. The Professional land surveyors’ conduct surveys to determine positions and boundaries. The surveyors use various methods of measurement, analysis, computation, mapping, land description writing, research methodologies, elements of geometry, engineering, trigonometry, mathematics, physics and law to assess and evaluate the properties.

Land surveys are used to study the surface, shape and features of land. It gives a detailed description of the features (such as vegetation cover and elevations, etc), depicted in maps. Specifically, land surveying involves the accumulation of information, figures of landscape, three-dimensional details of the surface, precise measurements, including recognizing the specific landforms. The outcome of land survey is the graphic representation that allows the surveyors’ to provide accurate 3D drawings that can save countless hours and money for design projects. Accurate measurement of these graphical positions is one of the fundamental elements of land surveying. Its advantage is that it is more accurate than hand-measuring.

Land surveying is used for a wide variety of applications such as property delineation, military planning, geological exploration, civil engineering, telecommunication, real estate, private & public works, environmental industries and reclamation work. Land surveys help the planners to determine the features on given land surface and any special location in terms of coordinates (latitude, longitude and altitude). Similarly, it helps to identify special features pertaining to typical land usage patterns, mining etc. Basically, there are many innovative land surveying techniques involved in this procedure, like:

• ALTA / ACSM Land Title Surveys (ALTA Surveys)

• High-Definition Surveying – HDS (3D Laser Scanning)

• Topographic Surveys

• Geodetic Survey

• GPS Land Survey

All these latest land surveying techniques ascertain exact three dimensional point positions of fixed monuments, which can provide primary reference for subsequent engineering and construction projects. These control points also offer the basic framework from which the detailed site plan can be executed. Due to these cutting-edge technologies and equipments, scanning measurements becomes easy and can be displayed on a computer system for evaluation.
