Utah Boundary Surveyors

Utah Boundary surveyors are busy this season preparing site plan approvals, subdivision approvals and other required approvals for the spring.  The Winter months are the best times to prepare for construction and earthwork to commence in the spring.

One of the first things needed as a project develops is a land title survey for commercial projects and a property boundary survey for residential homes and projects.  Both of these types of surveys give the area, acreage and limits of the property.  The Land title survey, commonly known as an ALTA survey goes much more in depth and requires much more information.

However, that being said, Winter is the best time to get all of these approvals prepared and signed by the governing body.

Useful Details of the Top 5 Land Surveyors and Firms in the USA

Land Surveyors are often called “professional measurer”. This is mostly because they are seen as professional individuals that hold a professional license for conducting surveys on properties, and developing contracts. They also deal with the physical and mathematical aspects of measuring, along with the legal laws of boundary. Hence, land surveyors must pass the registration examination, according to the rules of law. Thus, land surveyors and firms are still struggling to give modern technologies and techniques the means to make it to the top.

Land Surveyors are professional individuals that hold a professional license in order to conduct surveys on properties, and develop contracts. They also deal in the physical and mathematical aspect of measuring, along with the legal aspect of law boundary. Hence, land surveyors need to pass the registration examination, according to the rules of law. A licensed surveyor typically necessitates them to do plans and formats that show their name and registry number.

Surveying is the science of mapping relative positions and accurately determining the three-dimensional and terrestrial position of points in spaces with distances and angles therein.

These are often established on boundaries of ownership and maps from legal and technical documents. Surveying with the use of the elements of mathematics, law, engineering, geometry, physics and trigonometry is the common practice.

Historically, the earliest land surveyors were the Egyptians of the early 3,000 years B.C. The King divided the land along the Nile in quadrangles and amongst his people. Once he had this distributed, his people had to pay taxes for their land. When the floods came, the land was changed. Sending out land surveyors, the King instructed that they measure the boundaries, along with the corresponding adjusted taxes. Surveyors used a knotted rope, soaked in bees wax and began stretching it.

Nowadays, Surveyors use instruments with accuracy and precision. This would include the altimeter; which measures the height. The tape measure also determines shorter distances. The so-called theodolite on a tripod also measures horizontal and vertical angles. Hence, it is standard procedure to hold on to about one to one-hundredth of a foot, where in, about 1/8th inch of the achievement of the calculation and mapping tolerances.

By gathering information, using questionnaires, data analysis, observations, designing and planning, measurements and legal instruments, this certifies the boundaries and the utilization of a land area.

The Rising Demand For Architectural & Mechanical Surveys

They carry out data analysis & gather necessary information through careful observations, measurements in the land, research of legal documents & reviews. These minor data details pave the way to dimensional surveys, architectural surveys & mechanical surveys.

These data help in determining the 2D or 3D structure of the piece of land. Later documents of historical evidence or record are prepared in PDF format files out of these data. The maps based on such documents find a great use in dimensional surveys, architectural surveys, boundary surveys, topographic surveys & judicial surveys. The land surveys cover the whole lot of things including data gathering & mapping, location surveys, accurate measurements of elevation, length, area, volume, angles, vertical & horizontal control surveys, their analysis & implementation to fulfill varied kind of surveying & drafting needs faster.

There are several kinds of land surveys but all of them have the same objective of preparing concise & detailed maps. The dimensional surveys & architectural surveys are the most commonly used survey types but they are somehow co-related. Whatever may be the survey type, it is only concerned with the creation of maps that display the locations of important property elements such as points, distances & angles between them. The physical properties as well as the property boundary line are two basic things that clearly show up in these maps.

The mechanical surveys are another important kind of survey taking place in industries ranging from automotive & aerospace to transportation & energy. They are helping mechanical engineers to understand the problem of sustainable design in the production business & rectify them for better productivity & efficiency. These surveys are done to identify common machinery problems of gearbox or bearing wear which produce increased vibration and/or friction & heat that will greatly reduce the lifespan of the machinery parts. Thats why mechanical surveys are done for early detection of the problem & carry out necessary repairing & maintenance, etc, which increases their durability & minimizes the chances of catastrophic failure.

Each of the above types of surveys has its own specific requirements & therefore uses special tools to go ahead with the measurement & layout preparation work. The data obtained from the measurements & observations are again feed into computer. While analyzing data, necessary precaution is taken so as not to miss out any crucial set of information. Again these collected data are compared to find out their matching with the measurements. Then maps are being prepared from them using sophisticated software. Finally brilliant maps are built up which any surveyor can use for further designing.

Land Surveys and Land Surveyors

Land Survey or Monument Survey

This type of land survey is a land survey in which monuments are used to mark the boundaries of a specific land parcel. You may want to know what is a monument? Its a physical object placed on ground to mark the location of a position. For example, the corner monument of a property is an iron rod with sufficient length driven vertically into the ground and the top of the rod is at the same or slightly below natural ground level. For identification purpose, a cap (indicating the registration number of the surveyor) on top of the monument rod. In addition it is useful for title insurance purposes as the Surveyor is interested in clarifying the title commitment and legal description and exceptions for the subject property.

The first step when performing a this type of land survey is to check whether there are any existing property corner monuments (either in the subject property or adjacent property). Once adequate number of monuments and other associated information (on boundary fences and other reference lines) are gathered, the land surveyor will carry out several measurements. The recorded measurements will then be compared with the legal or title descriptions for interested land parcel and of the adjacent parcels. Thus the property boundary will determined while taking into account of the accuracy of the located or existing monuments, age of the subject parcel and any other information collected.

Once the determination of the boundary location, land monuments are driven at each angle point or change of direction. Similarly at the beginning or end of a curve the monuments will be driven. As mentioned before, a cap (indicating the registration number of the responsible surveyor) identifying the registration should be placed on the steel pin. In some cases it is practical to place monuments on an extension of the line. These are call offsets, are used on curb heads or sidewalks.

It is important to note that the land survey plat is a map of the monument land survey, which is available in the public office designated by the Land commissioners. One of the main reasons of recording this monument land survey information is to furnish reliable survey data for future land surveys. In other words, monument land survey is done in interest of public or public record. These will protect the land owners interest in the property.

The monument land surveys are the basis for preparation of Land Survey Plats. Normally, Monumented Land Surveys are performed on a land parcel located within the platted subdivision or on a parcel of un-platted land. Also, the land survey plats include several items as set forth in the Land Registry Statutes of any given country. For example, these items may include: 1) A scale sketch or plan or drawing of the boundaries of the parcel, all necessary dimensions needed to establish the boundaries in the field, 2) a detailed description of all monuments both existing and new ones which mark the boundaries of the property, 3) Detailed description of all control monuments used in carrying out the survey, and 4) The basis of the bearings used, including any conflicting boundary details. Additionally, the land survey plat should also include a statement or a certification of the surveyor indicating the survey was carried out either by himself or by a third party under the his direct responsibility, supervision, and checking.

The monument land surveying is an important aspect of land surveying, when considering the legality, accuracy and public record.

Land Surveys Pty Ltd are land surveyors who can also provide 3d maps as part of their services in Western Australia.
