Land Survey-art Of Organizing Land

Land Survey-It is a technique and science of defining three dimensional points and the angles and distances between them. It is known as the second oldest profession in India. It is the essential art of measuring and mapping the land.

Without the use of land survey railroads could not be built, skyscrapers could not be erected, and individuals could not put fences around their yard. This is the vital part of design and construction process. Surveyors mark the boundaries of land and plan and organize the development of property. We deal with lot of issues in our life but the three universal issues are families, health and rights to our land.
Land Survey is performed to tell people where their property is, to establish elevations of sites for flood insurance, to perform title surveys of real estate transactions, lay out buildings etc.

These points are usually on earth surface. In U.S Land Survey under Public Land Survey System (PLSS) is an area making a township. Elements used for surveying are Geometry, Trigonometry, Mathematics; Law etc.It has been an important element of in the development of piece of land. It is planned and required in almost every form of construction. For measuring the are measuring tapes were used which were made of steel or invar, To measure horizontal distances these tapes were set according to temperature to reduce sagging or slack.

As newer techniques are getting invented so the systems of surveying a piece of land. It is making use of various technologies that are used for doing land survey such as GPS systems and other development models. Of course today land surveying is used for many other purposes too. When river Nile overflowed its banks washing out the existing boundaries and farms then surveyors re-established the boundaries through
simple geometrical concepts. Roman Emperors are the great example of civilization known for its land surveying powers.

Techniques used:
Global positioning System-(GPS) Tool used for precise positioning of points. It operates through

satellites where the receiver gets the signal which in turn transmits the signal to data collector.
Traditional Total Station Surveying-Primary function is to measure, map and observe.
Leveling and 3D surveying-In this we calculate the difference between two points in ground.

Commercial Real Estate Items

One of the items which is usually required at the time of selling or purchasing commercial property is an ALTA Land Title Survey.  These surveys require the most work and due diligence of most typical land surveys.  With an ALTA Land Title Survey, the surveyor is required to go deeper with the property and provide information, such as: Boundary, Utilities, Easements, Zoning, Floodplains, Location to intersections, parking, fire hydrant proximity and more.

Being that these services require more information, you will find that an ALTA Land Title Survey will cost more than a typical boundary survey.  This is usually the case with Commercial and residential projects within a known city or town.

Below read more about Commercial ALTA surveys:

Land Title Survey Can Protect Your Investment

Buyers and Lenders of commercial real estate transactions should know the existing conditions and future use of the property or land which they are acquiring.

Buyers and Lenders are using an ALTA survey as part of their feasibility study for commercial projects. Discovering boundary line conflicts or any other restriction AFTER the real estate transaction can be very expensive.  Buyers and Lenders want to protect their investment prior to planning, development and investing funds.

Smith-Roberts National Corporation is a nationwide coordinator of ALTA land title surveys and has been providing clients with timely and cost effective surveys since 1981. An ALTA Land Title survey not only identifies conditions of public record that are disclosed in a title report, but may discover unrecorded rights by a third party that can reduce the use/value of a commercial property.

These include:

# Easements that may encumber or benefit the property

# Possible encroachments across boundary lines or easements

# Access to a public street or lack thereof

# Zoning of the property along with setback requirements

# Flood Zones that may affects the subject property

# Evidence of any use by other parties

# Location of any water boundaries on the subject property

# Evidence of cemeteries

# Names of adjoining property owners

An example might be a national lender securing the  loan on a commercial property (business, factory, apartments, restaurant,  multi-site, etc.) would want to use the ALTA survey in order to receive a thorough survey of the property.

Know How A Pensacola Engineer Stands With

Land survey engineers in Pensacola are extremely familiar with ALTA standards, but their customers have probably never heard of them. ALTA, or the American Land Title Association, was founded in 1907 represents companies that deal with the abstracts of title or title insurance, and is a national organization.

ALTA memberships are very common among title insurance companies, but not strictly required. Their “Principles of Fair Conduct” that all members must follow, ensures that all companies provide a fair workplace. Some time ago, ALTA and the American Congress on Surveying and Mapping (ACSM) came together to produce a set of standards that were to be adopted across the United States promoting uniformity in all of the surveying information in America. Boundary surveys that meet the minimum requirements set forth by ALTA are considered ALTA standard surveys.

The standards were adopted to reduce or prevent the potential risk of real estate transactions. The ALTA standards are the most detailed and reliable in the USA and are therefore the most reliable. The landowner really should not be without one. ALTA standard surveys are given much more credibility than just a simple deed to the property. The land survey map itself must also conform to several rules, including specifications about the scale and symbols on the map. It must be clearly and conveniently located on the map. The graphic scale should be in feet or meters, but in the best cases, both.

The list of features that must be included on an ALTA survey standard map is quite long. Some of the things that must be included on the map are: driveways, alleyways, cemeteries, burial grounds, ponds, springs, lakes and rivers. Any walls, fences, buildings and other physical improvements five feet either side of the boundary line must be included on the survey map, and also their condition must be noted. Fire escapes, bay windows, doors that open out, cornices, steps and stoops must also be included as projections from the structure.

ALTA survey standards are very detailed and precise – and land surveyors need to spend a lot of time learning the methods required. The ALTA website and their headquarters in Washington D.C. have documents outlining the requirements for ALTA surveys, and these are updated regularly. Your survey engineer in Pensacola is fully informed about ALTA, and if you have any additional questions contact them.
