Land Survey And Its Importance

As we all know surveying is used to measure property area, establishing roads, waterways, pipelines, sewers, maps, charts, etc. It contains measuring elevation difference, angles, and distances. These measurements are used to calculate area, volumes and marking of locations according to some coordinate system. It involves measuring of dimensional relationships between physical attributes, points, lines on the earth surface.
The measurement taken provides us the length, which is in feet or in meters, and direction, which is in azimuth angle to a reference meridian that normally taken as north south direction. Normally, the area to be surveyed have its origin placed at west and south due to which all coordinates are positive in north east quadrant. It involves vertical measurement providing the third dimension to objects position, which is given as distance above surface such as mean sea level also called as datum. This mean sea level is taken as average of low and high tides during lunar month.
IMORTANCE
Land Surveying is very important in improvement of the human environment. Its uses has also spread in field of mapping and establishment of legal boundaries of land ownership, transportation, telecommunications, buildings. It is an important part of planning and implementation of any construction.
In land survey, subdivision plats/maps, registered land surveys, judicial surveys, and space delineation are also certified. Re-establishment of land boundaries and cadastral surveys based on documented records and historical evidence is also included in Land survey. It is also associated with services such as the analysis and utilization of land survey data as well as construction layout surveys, horizontal and vertical control surveys, mapping and related data accumulation, , precision measurements of area, length, elevation, angle, and volume. Land surveying mainly focuses on establishment of property boundaries through inspection, systematic study, study of legal instruments related to property and gathering information through field observations and measurements.
INSTRUMENTS
Now days, instrument such as total station is widely used which is a theodolite having EDM (electronic distant measurement device) used for vertical, horizontal, angular measurements. Earlier, tape for measuring short distances, level for the elevation difference, and theodolite for measuring horizontal and vertical angles along with triangulation were the basic tools used for land surveying. Total stations are no longer dependent on prism or reflector and are automatic, and can e-mail field data to the office computer via GPS (Global Position System). Introduction of the total station has evolved optical-mechanical device to computerized full electronic device. Land Surveying has been totally revolutionized with such modern equipment, and their accuracy, speed.

A lot of people ask about land surveys.  Here is a description of what they are, compliments of Wikipedia.  Please enjoy!

Surveying or land surveying is the technique and science of accurately determining the terrestrial or three-dimensional position of points and the distances and angles between them. These points are usually on the surface of the Earth, and they are often used to establish land maps and boundaries for ownership or governmental purposes.

To accomplish their objective, surveyors use elements of geometry, engineering, trigonometry, mathematics, physics, and law .

An alternative definition, per the American Congress on Surveying and Mapping (ACSM), is the science and art of making all essential measurements to determine the relative position of points and/or physical and cultural details above, on, or beneath the surface of the Earth, and to depict them in a usable form, or to establish the position of points and/or details.

Furthermore, as alluded to above, a particular type of surveying known as “land surveying” (also per ACSM) is the detailed study or inspection, as by gathering information through observations, measurements in the field, questionnaires, or research of legal instruments, and data analysis in the support of planning, designing, and establishing of property boundaries. It involves the re-establishment of cadastral surveys and land boundaries based on documents of record and historical evidence, as well as certifying surveys (as required by statute or local ordinance) of subdivision plats/maps, registered land surveys, judicial surveys, and space delineation. Land surveying can include associated services such as mapping and related data accumulation, construction layout surveys, precision measurements of length, angle, elevation, area, and volume, as well as horizontal and vertical control surveys, and the analysis and utilization of land survey data.

Surveying has been an essential element in the development of the human environment since the beginning of recorded history (about 5,000 years ago). It is required in the planning and execution of nearly every form of construction. Its most familiar modern uses are in the fields of transport, building and construction, communications, mapping, and the definition of legal boundaries for land ownership.

Alta Land Title Surveys Utah

Ludlow Engineering and Land Surveying performs up to 100 ALTA land title surveys every year.  Located in central Utah, we can cover the entire State of Utah quickly and efficiently.

What Is An ALTA survey:  We have included this article to help answer that very question.

Topographic Survey And Its Utilities

One of the major purposes to conduct a topographic survey is to accumulate survey information about the natural and man-made characteristics of the land and its elevations. From this set of information the topographic land surveyors make three – dimensional maps. They prepare a topographic map after collecting the field data. To accomplish their topographic survey objectives, surveyors use elements of geometry, engineering, trigonometry, mathematics, physics and law.

They gather information through detailed study, observations and measurements in the field. It involves data analysis in the support of planning, designing, and establishing of property boundaries. It also includes the re-establishment of cadastral surveys and land boundaries based on documents of record and historical evidences, and certifying surveys of subdivision plats/maps, registered land surveys, and space delineation. Land surveying may involve associated services such as mapping and related data accumulation, construction layout surveys, precision measurements of length, angle, elevation, area, and volume, as well as horizontal and vertical control surveys, and the analysis and utilization of land survey data. This survey is also known as geomorphometry. Today, this involves generation of elevation data in electronic form. It is often measured to include the graphic representation of the landform on a map by a variety of techniques, including ontour lines, Hypsometric tints, and relief shading.

The work involved in a topographic survey mainly consists of the following steps:

• Establishing horizontal and vertical control that will serve as the framework of the survey,

• Identifying horizontal location and elevation of ground points to provide enough data for plotting when the map is prepared

• Locating natural and man-made features that may be required by the purpose of the survey,

• Computing distances, angles, volumes and elevations of earthwork

• Finally, drawing the topographic maps.

Topographic survey requires both horizontal and vertical control to reference the measurements of the chosen features and ground elevations that will be used to create the topographic survey map. The land surveyors can also provide aerial mapping and ground surveying to complete all topographical surveys. The methods used in the survey can be tailored to match the size and requirements of the project. Land surveyors use latest and powerful technologies and surveying tools like topographic surveys, ALTA / ACSM Land Title Surveys (ALTA Surveys), High-Definition Surveying – HDS (3D Laser Scanning), Geodetic Survey, and GPS Land Survey to perform their services more rapidly and perfectly. Topographic survey helps in real estate, development, engineering, environmental and telecommunications industries.

Armando Dupont, a professional land surveyor started his career in surveying in 1977 and has extensive experience in managing personnel and projects. . Mr. Dupont founded Calvada Surveying, Inc. in 1989 and is a licensed professional Land Surveyor in the State of California. As an elite land surveying firm, Calvada Surveying, Inc. offers professional land surveying services, including ALTA Surveys, ACSM Surveys and 3D High Definition Land Surveying (High Definition Laser Scanning) services throughout the Western United States. They are one of the best land surveyors for the real estate, development, engineering, environmental, and telecommunications industries.
