Getting a Land Survey in Delta Utah is often a complex thing.  A lot of questions arise from the desire to learn more.  Who do we call?  What firm is the best to use?  How much do they cost?

All of these good questions have simple and easy answers.  When it comes to Land Surveying, use the firm who know what to do and then do it.

Land surveys costs are variable and dependent upon the exact location.  A land survey in an existing subdivision is much more affordable then surveying land that is large or cumbersome.

What do land surveys do?  This question is often asked..   “What can I expect from a land survey? ” Will they tell me all that I am looking for?  A Land survey is a service provide by qualified professional surveyors who have been tested and proven.  A Land survey begins by identifying the property lines as they are recorded in the recorder’s office.  Sometimes these lines are different then the usable property lines on the ground.  Often times fence line, and other land properties are different and therefore are needing to be observed and noted.

What if I get a land survey and the property pins fall different then the fence line?  Often this is the case, and sometimes it is not.  The fence lines if present for a certain amount of time has strength and therefore should be observed.  Before you begin to tear down a fence, you should council with an attorney, or even better contact the adjacent property owner to discuss the new found evidence.  Do not begin to tear down the fence.

A Land Survey is a tool used for the identification of property lines.  It is not a tool that determines property lines.  Meaning….sometimes surveyed property lines and existing and usable property lines are not the same.

GPS Land surveying is a scientific method of determining, analyzing as well as evaluating the terrestrial or 3D space position of points and the distances with angles between them. It offers the advantages of higher accuracy of survey data and rapid project turnaround.   Surveying or land surveying is the technique, art, and science of accurately determining the terrestrial or three-dimensional position of points and the distances and angles between them. These points are usually on the surface of the Earth, and they are often used to establish land maps and boundaries for ownership or governmental purposes.

To accomplish their objective, surveyors use elements of geometry, engineering, trigonometry, mathematics, physics, and law.

An alternative definition, per the American Congress on Surveying and Mapping (ACSM), is the science and art of making all essential measurements to determine the relative position of points and/or physical and cultural details above, on, or beneath the surface of the Earth, and to depict them in a usable form, or to establish the position of points and/or details.   (Wikipedia)

As a Land surveyor in the State of Utah, the above definition is an accurate description. In addition, the land Surveyor researches old documents and survey data from the times of the pioneers through the late 1800′s. The surveyor needs to locate points on the ground called Section corners, that were set back in these times for the control of a land boundary survey. This sometimes requires hours of research and planning. The old records will sometimes describe the location of the section corner by reference to other physical features such as the top of a ridge, a ledge, a stream, a road, or old trail. Some of these features still exist and are used to help locate the section corner, which may be a stone, a post, mound, or other type of marker as described in the old record.

 The old methods of surveying were not entirely accurate. Sometimes the bearings and distances are considerably different on the ground from corner to corner than was stated in the old record. The law states the corner shall forever remain in the original position it was placed for the corner it was intended to represent, regardless of the error to record.

 Land Surveying in Utah and in all other States can sometimes be a complicated process. That is one reason why we need the talents and skills of the Professional Land Surveyors.
