<p>Providing an ALTA Land Title Survey in Salt Lake City is a simple and easy process.  Though <a href="http://www.ludlowengineers.com"  rel='nofollow' >ALTA surveys</a> require the gathering of a lot of data, we provide these types of surveys with ease and simplicity.</p>
<p>What you will need to get started:</p>
<ul>
<li>As an owner or as a requester for the ALTA survey, you will need to provide us a preliminary title report.  This report gives details of the property both in the ownership aspects as well as the existing easements which are part of the property.</li>
<li>Secondly, the owner needs to discuss the options in Table A of the ALTA survey requirements.  For example&#8230; Do you want a topography?  Are you wanting the the utilities to be shown both above ground and below ground utilities.</li>
<li>Lastly, to move forward with an ALTA survey &#8211; information is provided for the ownership information to be provided &#8212; so that the ALTA survey may be certified to the groups who are requesting the information.</li>

When the cell phone company comes to you with an offer and you are considering leasing part of your property to them, it would be advantageous for you to have help from the inside armed with knowledge to help you get the most from your lease agreement.</p>
<p>You need to understand exactly what it is that you are getting into, what you are agreeing to and what rights to that piece of land in question you give up during the duration of the lease.  Your goals are to maximize your revenue from the deal, and you need to minimize your obligations at the same time.  How do you know what rights you have?  How do you know what you give up?  Can the phone company back out?  Can they come onto your property at any time without your additional consent?  There are some factors that you should take into consideration for these deals to achieve those goals when you talk with a carrier or with a vertical real estate company.</p>
<p>The first thing you should consider with the cell tower ground lease is the location and topography of your land.  A carrier will want to hold an investigation of the site to determine how feasible it would be to put a tower up.  Most of the time, a suitable site will be about 2,500 square feet in area with land that is flat, has few natural barriers and is easily accessible.  You are not responsible for hiring people to do the survey, the phone company is.</p>
<p>Be sure that you are familiar with local ordinances that are in place to be sure that you will even be permitted to put a tower up on your property.  Many municipalities require that the land owners get a variance granted (or at least an exception granted) before construction of a cell tower is in place and before a cell tower ground lease is signed.  If you will need special approval for everything to go through, the lease agreement should have the carrier be the party that is responsible for getting all of the necessary permits.  Should you have any questions about this, you can contact a company that serves as a liason between you and the cell phone company; in fact, you should not ever enter into an agreement without one of these companies being involved.  They work not only for the cell phone company but also for you to make sure that your income from the lease is secure and that you are reaping the most benefit possible from the deal.</p>

They wanted to create a family-friendly, villa-only resort, with large individual units and a central pool  all with panoramic sea views. They had a clear concept of what was required: it was then up to us to transform that into reality.</p>
<p>Engineering challenge<br />
Our first site visit gave us an idea of the task that lay ahead. The land  then barren scrubland &#8211; is steeply sloping, and mostly rock with little to no topsoil. There was no water, electricity, or access road. Our in-house engineers did a thorough survey of the area, then worked alongside the architects to create strong and stable retaining walls, required both for the actual house construction, and also for the landscaping &#8211; to prevent erosion while allowing proper drainage. All foundations needed to be raised as it was impossible to embed them in the rock.</p>
<p>Design challenge<br />
Our biggest challenge was to design a master plan, within the constraints of the topography, that allowed each villa an unrestricted 180 view of the sea, with no obstructions. The owners had bought the land for the stunning view; and they wanted all their guests to benefit from it.</p>
<p>We made models to reproduce the terrain and played with various layouts. The breakthrough came when we decided  in keeping with the clients wish to have a modern Thai feel to the design  to play with the roof structure. Traditional Thai roofs have steeply-pitched gables with low volume and these were rotated 90 on some villas to allow the view to be seen through the peaks.</p>
<p>The villa interiors are all identical with a contemporary look, featuring two separate bedrooms, each with ensuite bathroom and semi-open air shower, as well as a large outdoor terrace, again to take advantage of the views. Care was taken to make them child friendly; the whole resort is designed in this way.</p>
<p>Of course, the swimming pool also had to have a sea view and our architects created a stunning infinity edge pool, giving the impression that the water merges with the horizon over the sea &#8211; even though the pool itself is only slightly raised from the ground. This also required substantial structural engineering work, particularly in anchoring the foundations to the hillside.</p>
<p>Project management challenge<br />
With the architects and engineers needing to collaborate more closely than usual, good management was the key to the success of the project. The limited budget had to be controlled when choosing materials and the cost of transport over to the island needed to be factored in. </p>
<p>Our foreman, architect and engineer  were on site day and night to oversee the construction, as well as send daily progress reports to the clients. Communication for this project was in fact largely carried out by email and Skype, with the clients only required to make a handful of site visits, which was essential as they all had work commitments in Norway.</p>
<p>We made sure that all communication was clear and honest. Even as the project evolved and modifications had to be made to the original plans, I believe we succeeded in respecting their vision for the resort, as well as completing the project within the preferred timeframe.</p>

The companies are interested in leasing land from these land owners for the erection of one of their cell phone towers.  Land owners need to be educated and be aware of the many laws, stipulations and advantages that would apply to them in the event that they enter into a successful contract regarding a tower and their land.  When a cellular phone company offers a rental income in exchange for the use of land to a land owner, it would be advantageous of that land owner to have help from a real estate asset management company that has the knowledge to help them get the most out of that agreement.</p>
<p>If you are a land owner, you need to make a real effort to really understand what you are entering in to when you discuss a cell tower lease site.  You have rights regarding your land, but you need to understand that the operator also has rights, and you need to respect that.  Your goals are to maximize your revenue from the deal but you also want to minimize your obligations at the same time.  How do you know what rights you have?  How do you know what you give up?  Can the phone company back out?  Can they come onto your property at any time without your additional consent?  </p>
<p>There are some factors that you should take into consideration for these deals to achieve those goals when you talk with a carrier or with a real estate asset management company.  You have to make sure that you talk with a company that is authorized by the carrier, because if you do not, you may jeopardize your rights and your benefits.</p>
<p>The first thing you should consider with the cell tower ground lease is the location and topography of your land. A carrier will want to hold an investigation of the site to determine how feasible it would be to put a tower up.  Most of the time, a suitable cell tower lease site will be about 2,500 square feet in area with land that is flat, has few natural barriers and is easily accessible.  You are not responsible for hiring people to do the survey, the phone company is.</p>
<p>Be sure that you are familiar with local ordinances that are in place to be sure that you will even be permitted to put a tower up on your property.  Many municipalities require that the land owners get a variance granted (or at least an exception granted) before construction of a cell tower is in place and before a cell tower lease site agreement is signed. </p>

<p><strong>ALTA Surveys</strong></p>
<p>ALTA stands for American Land Title Association. The ALTA is a group  that represents the land title and title insurance industry. In addition to  ALTA, the American Congress on Surveying and Mapping (ACSM) also accepts  and conforms to ALTA survey conventions. An ALTA survey is a survey  done in such a way that it conforms to ALTA standards. The good thing  about this is that most surveyors know and understand this format – so  once you get used to reading an ALTA survey you will be able to do it  over and over again on subsequent transactions.</p>
<p><strong>What does an ALTA survey contain?</strong></p>
<p>Like any survey, an ALTA survey shows the physical characteristics of  the property you are purchasing. The first thing an ALTA survey will  give you is a description of the metes and bounds of the property. In  other words, the survey will give you the actual description (longitude  and latitude) of the property boundaries. Most buyers perform their own  survey for due diligence to ensure that the  property they are purchasing is the size they thought it was.</p>
<p>An ALTA survey also shows improvements on the property, rights of way  on the property, as well as any easements granted by previous property  owners. For land that you are considering developing, this is incredibly  important. If you have an easement granted to the power company that  goes straight through the middle of the property, it may be difficult,  or impossible, to develop.</p>
<p><strong>ALTA Survey and Title Insurance</strong></p>
<p>An ALTA Survey and Title Insurance go  hand in hand. You need to have a current title commitment before you  can complete and ALTA survey. This initial title commitment will provide  the initial description of the property.</p>
<p>The title company, however, will need the ALTA survey to be completed  to finalize the transaction. When a land title company provides title  insurance to you, they are guaranteeing you that there are not any  unknown encumbrances on your property. To make that guarantee  effectively the title insurance company</p>
<p>will use a survey to help delineate where the existing encumbrances,  improvements, and easements are located.</p>
<p><strong>ALTA is acceptable to lenders</strong></p>
<p>One of the most important things about an ALTA survey is that it is  approved by a host of different groups for use in transactions.
